I signed a purchase agreement for my neighbour property and closing date is
within next few days,

i am running into a problem which i don't know what to do

after going after the financing part, i was approved for the amount, but when
the lender sent the appraisal, the value came low , therefore they won't give
me financing on the property

i have less than a week to close, and it's not going to happen,

i have already asked for an extension, and the vender has refused and he wants
the closing On time with out any delays.

My question to you is, what solutions do i have?

will i be sued?
how can i terminate the agreement and get my deposit back?
is there any alternative solutions?
