    I have a one sided contract with my tenant - Need help

    I got involved with an Rent Own Properties company that left me with a one sided contract with a tenant.  This tenant hasn't been on time with any of his payments for 8 months.  A matter of fact he currently hasn't paid for 3 months now. I have fallen behind in my mortgage payments by 4 months and it looks like the house will be going into foreclosure. I don't want the tenant to come back and sue me due to this one sided contract.  I am currently trying to get him evicted but if he comes up with the money I still don't have enough to pay the back payments.  Does anyone have any legal advice????
