The Internet has fundamentally changed real estate, it is just that not many people realize to what extent. One area profoundly impacted for the

better is foreclosure investing or I should say, pre-foreclosure investing. That is where the best deals and the least competition is, in my experience.

The big problem of course is how do you find these distressed homeowners, since pre-foreclosures are not usually made public? The answer is two fold. First, you have to meet the market where it is. If you want to sell to Spanish people, it helps to Habla Espanol! If you want to contact delinquent home owners, offer them help in Saving their homes. More than 85% want to save their homes, at least initially. Read up, study the foreclosure process. Then, offer that assistance via the Internet and motivated, delinquent homeowners will contact you! Give them information on how to save their homes Give them the benefit of your experience. Why not hold a teleconference for them. They will gladly pay you for your help. 

 In the end, they will either be able to keep their homes, in which case you have made a friend and some money, or they will have to get rid of it. Guess who has the inside track? The nice thing about this method of making money with foreclosures is that thanks to the Internet, it can be pursued all across the country!

There are some great opportunities out there and some great sites also but you just have to be careful and really do your research.  Make sure to check for liens and judgements against the properties too.  Some of the foreclosures may look like a great deal but may end up costing you more in the end than they are worth.

Thanks for your input. You are exactly right. There is more to foreclosure investing than what meets the eye. Only experienced investors should take on the considerable risks of actually buying a foreclosure. In addition to the financial risks, your down payment, fix up costs,  market risks, trying to unload a property in a market that is dropping like a stone, you also have growing legal risks. First California, then a couple of other states have passed laws that make buying property from people in distress a dangerous proposition, to New York, where a law went into effect early this year that threatens investors, realtors, attorneys, mortgage brokers and title companies with fines and JAIL! It has brought the foreclosure industry to a virtual stand still.

That is one of the reasons, we at Foreclosure Cash Machine, primarily work the other side of the tracks. We  concentrate on Helping terrified homeowners to Save their homes.
