    Trying fo18 months to sell my home.

    I`ve totally  renovated and already lowered the price by  80,000 dollars, still no offers.  Any ideas , I can no longer afford living in Boca Raton. I am  a new retiree  and my income  just doesn`t stretch enough to pay my bills. My house is free and clear.

    Hi Gerri:

    Do you have photos or better yet, a link to the listing of your house?  I thnk showing it to other real estate agents will allowt them to give better feedback to you about what you need to do to sell your house.

    Or maybe if you put up photos someone on this site will see it, like it and maybe even make you an offer.

    Have done all of the above and and than some. Florida is at  a snails`pace  with the  $800,00.00  and above selling but not below $300,00.00.

    I assume you have your home listed with a full service real estate firm.  If not, I would strongly advise doing that.  Agents market to other agents and that gives your home the most exposure.  You obvoiusly want everyone looking in your price range to see your home.  An agent will also expose you to all REALTORS in your area that work with incoming relocations.  Do these things and keep the faith.  We are in a market where, in most parts of the country, people simply have a lot of choices when they shop.  Someone will come along and like yours above the rest.

    I too agree that you need to have your home listed with a full service broker and preferrably one that is nationally known. You won't be paying anymore commission to a nationally known than another full service broker but remember this is always negotiable. Our market in the Northwest has slowed down considerably with realtors asking where did the buyers go. The majority of our buyers were coming from a state that has a depressed market. It takes now on the average of 1 year to sell a home $300,000 or under were a couple years ago you had multiple offers. Make sure your exterior of your home has that "Wow" when potential buyers drive by. Take a look at how the neighborhood looks which might be a turn off for the buyers. Is your house staged properly. Pricing is the key. Good luck in finding a agressive realtor who will actively market your home in the right media and to all their MLS board realtors, one with a super track record.

    Thanks sooo..much f or the   reply. Unfortunately, I live in a gated , HOA community and yes the outsside needs paint, but I am   not allowed to do so under the homeowners  rules, They are responsible for all exterior  with the exception of the roof, which I know I should replace , but $30,000.00 seems to be a negotiuating tool at this time. I have already dropped the price of the home by $60,ooo. and have done some $40,000.00 in refurbishing ,in order to stage the house .and freshen it up. I can no longer financially maintain my lifestyle  without downsi.zing and leaving the state of Fla.  I know I am not alone  with this problem  and am also willing to take less  for my property., but I am retired and have no actual plans to go back to the workforce.
